High Rise Projects.
Everyone in town is talking about the Manhattanization of Las Vegas. The price of land has skyrocketed, so developers have decided it would be more profitable to build vertically. Since this is Las Vegas, these projects had to be taken to the extreme. Most of these luxury High Rise Condominiums will offer a concierge, valet service, workout facilities, a spa, meeting space, and a business center. Some will offer gourmet restaurants, night clubs, coffee shops, and retail space.
The High Rise market is not for everyone. There is no "instant gratification" of ownership. Many of these projects take up to 18 months to complete, and you will often have to make a down payment of 20% of the purchase price at the time of contract. On a unit with a sales price of $400,000 you are looking at locking up $80,000 for over a year. However, many of the builders raise prices on a weekly basis, and by the time your unit is complete, you may find you have a nice amount of equity in your unit, and an amazing place in Las Vegas to call home. Icon
These towers, located just east of the Las Vegas strip, stand 48 stories tall and offer 3 different floor plans to choose from. What makes the two and three bedroom units unique is that each unit boasts both a north and south view. In addition to all the amenities you would expect to find in a luxury high rise the Icon will feature over 40,000 sq.ft. of retail space. Club Renaissance
Built by Diversified Real Estate Group, Club Renaissance is a 705 ft, 60 story condominium tower located in downtown Las Vegas on the corner of Casino Center Blvd. and Bonneville. The tower will feature a state of the art fitness center and a roof-top pool with a sundeck. With prices starting as low as $149,900, Club Renaissance, while still offering luxury accomodations, is designed to be a more affordable alternative to many of the other high rise projects.
The Curve.
The Curve is located in the quickly expanding, southwest part of the valley, just off the 215 beltway at Durango. It will feature two 19 story living towers, as well as retail shops and restaurants. With six different floor plans, including a 2 story unit, The Curve offers either a view of the Las Vegas strip or a view of the western mountains. Turnberry Towers
The Turnberry Towers are located just east of the Las Vegas strip. Directly across from the towers is their sister property, Turnberry Place, which was one of the first high rise projects in the valley. Turnberry Place has been very successful, and there is no reason to believe Turnberry Towers will not match this success. Project City Center
This 76 acre development right on the Las Vegas Strip, will feature four distinct residential towers. The Residences at Mandarin Oriental with 227 units, The Vdara Condo/Hotel with 1,543 units, The Harmon with 228 units, and Veer towers with 352 units. Ownership will include special privileges, such as VIP check in at all MGM/Mirage properties, VIP access to nightclubs and lounges, priority restaurant reservations, priority access and preferred seating at shows, spa facilites and tee times at MGM/Mirage golf courses.
Sky Las Vegas
This project will be located directly on the Las Vegas strip. The 45 story tower tower offers floor plans ranging from 800 to 5,000 sq.ft. Built by MJ Dean Construction, Sky Las Vegas will offer shopping, restaurants, and its very own night club. Tower one is over 90% sold out, and reservations for Tower 2 will be accepted shortly.
Pamorama Towers
The 400ft. Pamorama Towers project is located just 1/4 mile off the Las Vegas strip. The first of the towers is halfway through construction, and construction on the second began in February. When completed, the towers will feature world class dining and entertainment. Seven seperate floorplans are offered, each with luxury accomodations. Sandhurst Las Vegas
Located in the southern part of downtown known as Parkway Center these condos were designed to be in close proximity to the Clark County government buildings. As well as other downtown attractions. Because of its location, Sandhurst offers excellent views of metropolitan Las Vegas. The 35 story building has over 20 seperate floor plans, starting in the high 500's. With ammenities such as a health spa, restaurant, and room service, Sandhurst is an excellent choice for those looking to enjoy the benefits of high rise living. Spanish View Towers
The three 18 story towers will feature 405 custom homes, with floor plans ranging from 2,500 to 9,300 sq.ft. The 15 acre project is located in the southwest part of town, right off the 215 beltway and Buffalo. Prices range from the high 600's to about $6 million. Each of these very high end properties will feature state of the art amenities and top-notch security.
Streamline Tower
Streamline Tower is a new 21 story luxury tower located in the downtown area of Las Vegas at 150 N. Las Vegas Blvd. The tower offers 13 different floor plans which include either 10' or 13' ceilings, depending on the model. Streamline Tower offers luxury accomodations such as private terraces, a fitness center, and a roof-top pool. The project is due for completion by December 31, 2006. One Las Vegas
One Las Vegas will be made up of five 20 story condominium towers, located one mile south of the Mandalay Bay Hotel on the Las Vegas strip. This project will offer a fitness center, multiple pools, and eventually a high-end hotel on the property. Prices will range from the high 300's to over $1.5 million. One Las Vegas offers 14 different floor plans, the largest being 2857 sq.ft. Built by Am Land Development Inc.
Allure
Located on the north end of the Las Vegas Strip each unit in these 40 story towers will have floor to ceiling glass. Allure is scheduled to be among the first high rise towers completed in Las Vegas. Built by The Fifield Companies.
Soho Lofts
Located in the heart of Downtown Las Vegas this 16 story tower will rise 225 ft above Las Vegas Blvd. The tower will offer both lofts and penthouse suites, ranging in size from 1336 sq ft. to 3317sq ft. Retail shops and restaurants will be located on the first floor, and at the top of the tower, will be a roof-top pool and jacuzzi. Soho Lofts will have a five story enclosed parking garage with optional storage space. Built by Cherry Development.
Newport Lofts LV
Located between the resort corridor-strip and downtown this 335 ft, 23 story tower is being built just 1.5 blocks away from future Lightrail Construction. With prices ranging from the high $600's to well over $1 million, the project offers luxury living for those interested in living in the downtown arts district. Newport Lofts offers many of the same ammenities as other towers, but goes above and beyond in the roof-top accomodations. Stephanie Village
Located in Green Valley on the corner of Wigwam and Stephanie, Stephanie Village will offer six luxurious floor plans to chose from, with prices ranging from the high 200's to the high 700's. Along with the condo units this project will feature several shops and restaurants as well as a spa. Stephanie Village will be in close proximity to I-215 as well as Green Valley Ranch and the Galleria Mall.
